What roofing work actually includes
A complete roof includes the deck, the underlayment and ice and water membrane, the covering itself, the flashing at every penetration and transition, and the ventilation that keeps the attic close to outdoor temperature. Skip any one of those and the others fail early.
Repairs are targeted work: replacing damaged shingles, resealing or replacing flashing around a chimney or vent, fixing a valley, or dealing with the aftermath of ice damming. A useful repair visit includes finding the actual entry point, which is often uphill of where the stain appears inside.
Replacement means tear-off in most cases. What drives roofing costs up or down
Size is the obvious factor, but pitch and complexity move the number more than square footage alone. A steep roof needs staging and slows every stage of the work. Multiple valleys, dormers, skylights and chimneys each add flashing detail, and flashing is where the labour hours go.
What is under the shingles is the wild card. Quotes normally include an allowance for a certain amount of deck replacement, with additional sheets priced individually. Ask what that allowance is, because a roof that has been leaking quietly for a few winters can need considerably more.
Access and disposal round it out. A narrow lot with no room for a bin, a house on a slope, or a property where materials have to be carried rather than hoisted all add time. Tear-off waste disposal is a real cost, and a quote that omits it is not comparable to one that includes it.

How long roofing work takes, and how soon someone can come
Most residential asphalt replacements are one to three days once the crew starts, weather permitting. Repairs are usually a single visit. The unpredictable part is scheduling rather than duration, because roofing is weather dependent and one rainy week pushes every job behind it.
After a significant storm, expect delays and be careful about who shows up at the door. Legitimate local contractors are busy in those weeks, and out-of-town crews who appear immediately after hail are the source of a large share of roofing complaints in this country.
How to choose the right roofer
Look at what the quote specifies rather than the total. It should name the shingle product, the underlayment, where ice and water membrane goes, whether flashing is new, what ventilation is being installed, and how much deck replacement is included.
Insurance and workers' compensation coverage matter more on a roof than almost anywhere else, because the work happens at height. Ask for current certificates rather than assurances.

- What ventilation is included, and does it fix the ice damming I have had?

- What does your workmanship warranty cover, and is it transferable if I sell?

Permits, rules and who is allowed to do the work
Permit requirements for reroofing vary by municipality. Straight replacement often does not need one, while structural work, changes to the roof line, or work on some flat systems does. The contractor should know the local rule and say so plainly.
Insurance claims for storm damage have their own timelines and documentation requirements. Photograph the damage, keep records, and be cautious about signing anything that assigns your claim benefits to a contractor before you understand what you are agreeing to.
Manufacturer warranties on shingles usually depend on correct installation and adequate ventilation. A cheap job can void the very warranty that made the material attractive, which is one more reason the ventilation line in a quote is worth reading.
Seasonal timing and Canadian conditions
Asphalt shingles seal properly in mild weather. Installs in deep cold need hand sealing and extra care, which is why late spring through early autumn is the preferred window across most of the country.
Winter brings its own set of calls: ice damming at the eaves, leaks that only appear during a thaw, and wind damage after storms. Emergency tarping and temporary repairs are normal in those months, with permanent work scheduled once conditions allow.
