Basement Waterproofing Costs in Canada

Published Ontario data puts interior waterproofing at roughly $50 to $100 per linear foot and exterior excavation at $50 to $300 or more per linear foot, with full exterior wall projects running $8,000 to $25,000.

Basement Waterproofing Costs in Canada

Waterproofing quotes are confusing because there are two completely different ways to keep a basement dry, priced completely differently. Interior systems manage water that gets in, channelling it to a sump. Exterior systems stop water reaching the foundation at all, which means digging. Neither is automatically right, and the sections below explain when each one makes sense.

The figures come from published Canadian sources, named beside each row and linked at the bottom. Waterproofing is priced per linear foot of wall, so measure your basement perimeter before you compare anything.

Typical basement waterproofing costs in Canada

Published ranges in Canadian dollars, priced per linear foot of foundation wall unless noted. Figures are Ontario-based, where most published Canadian waterproofing data comes from.

Interior versus exterior: what you are actually buying

Interior waterproofing accepts that water will reach the foundation and manages it. A channel cut into the floor perimeter collects seepage, a membrane directs wall leaks down to it, and a sump pump sends the water out. Published Ontario pricing runs $50 to $100 per linear foot. It is less disruptive, works in any weather, and solves most finished-basement leak problems.

Exterior waterproofing stops the water before it arrives. The crew excavates to the footing, cleans and repairs the wall, applies a waterproof membrane, and installs new weeping tile. It is the more complete fix, particularly for foundations that are actively deteriorating outside, and it costs accordingly: published GTA data runs $100 to $300 per linear foot once excavation, access and restoration are counted.

The honest deciding factors are where the water comes from and what surrounds the house. Chronic seepage through the floor-wall joint in a home with a high water table is often an interior-system problem. A foundation wall that is crumbling behind saturated soil is an exterior problem. Decks, driveways and landscaping tight against the wall can make exterior work impractical or very expensive on that side.

What actually drives a waterproofing quote

Linear footage is the multiplier everything else hangs on, which is why the per-foot ranges above matter more than any project total. After that, access decides the exterior price: a side yard with room for a small excavator digs cheaply, while a narrow lot where the dig is by hand around gas lines is slow and expensive.

Depth matters too. Older homes often have footings deeper than modern ones, and every extra foot of dig is more labour, more shoring and more soil to haul. Finishing restoration is the quiet line item: putting back the deck, the interlock walkway and the garden can rival the waterproofing itself on a tight lot.

  • Linear feet of wall being treated
  • Interior system versus exterior excavation
  • Dig depth to the footing and soil conditions
  • Access: machinery versus hand digging
  • Obstructions: decks, driveways, AC units, gas lines
  • Sump pump and backwater valve, if being added
  • Restoration of landscaping, walkways and finished basement interiors

Fix the cheap causes first

A surprising share of wet basements are grading and downspout problems, not foundation failures. Soil that slopes toward the house and downspouts that dump roof water beside the wall will defeat any waterproofing system. Extending downspouts and regrading costs a fraction of excavation and should be ruled out before any quote is accepted.

Ask the contractor what they think the water source is and how they know. A company that quotes exterior excavation without asking about your grading, your downspouts and when the leaking happens is selling the biggest job, not necessarily the right one.

What a fair waterproofing quote should itemize

Waterproofing quotes should name the method, the footage and every add-on, because the difference between a $6,000 job and a $20,000 job is usually scope, not dishonesty.

  • Interior or exterior method, stated explicitly, and why it fits your water source
  • Linear feet being treated, measured
  • Sump pump, pit and backwater valve, priced separately
  • Excavation depth and how utilities will be handled
  • What restoration is included and what is excluded
  • Warranty length, what it covers, and whether it transfers to a buyer

Warranties and resale

Waterproofing is one of the few trades where a long transferable warranty is standard, and it matters at resale. A documented, warranted waterproofing job answers the question every buyer's inspector asks about a basement. Keep the paperwork with the house documents, not in a drawer.

Common questions

How much does basement waterproofing cost in Canada?

Published Ontario data runs $50 to $100 per linear foot for interior systems and $50 to $300 or more per linear foot for exterior excavation. Full exterior wall projects typically total $8,000 to $25,000 depending on footage, depth and access.

Is interior or exterior waterproofing better?

It depends on the water source. Interior systems manage seepage and are cheaper and less disruptive. Exterior excavation stops water reaching the wall and is the more complete fix for a deteriorating foundation. Grading and downspout problems should be fixed first either way.

How long does waterproofing take?

Interior systems typically take a few days for an average basement. Exterior excavation runs longer, commonly a week or more per wall depending on depth, access and weather, plus restoration time.

Will a sump pump be included in the quote?

Not always. Sump pumps, pits and backwater valves are often priced as separate line items. Confirm exactly what the per-linear-foot price includes before comparing quotes.

Are these prices what CentFix charges?

No. CentFix does not set prices or do the work. These figures come from the published Canadian sources listed at the bottom of this page. Quotes through CentFix come from independent local contractors, with no obligation to hire.
