Asbestos in Older Canadian Homes Before You Renovate
Where it hides, why testing comes first, and what happens if it's found.

Asbestos is mostly a risk when materials are disturbed and fibres get into the air. That's why it matters before you renovate an older home.
Where it can hide
- Vermiculite attic insulation
- Drywall joint compound and textured ceilings
- Vinyl floor tiles and adhesive
- Pipe and duct insulation
- Exterior siding and roofing
Testing first
A qualified assessor takes samples and sends them to an accredited lab. If you're planning work, test the materials you'll disturb before demolition starts.
If asbestos is found
Depending on condition and plans, materials may be left undisturbed, encapsulated, or removed by trained abatement contractors following provincial regulations.
Vermiculite insulation
Health Canada advises not disturbing vermiculite insulation that may contain asbestos. Don't store items in the attic or try removing it yourself.
Common questions
Intact, undisturbed materials are generally lower risk. Disturbance releases fibres.
Provincial rules vary, but professional abatement is strongly recommended.
Testing and removal add time, so plan it early.
